ClosingProof ("the Service") is operated by AR110 Management LLC ("we," "us," "the Company"). By using the Service, you agree to these Terms of Service and the Disclaimer, which is incorporated into these Terms by reference. If you do not agree, do not use the Service.
The Service looks up publicly available government records (building permits, code enforcement history, FEMA flood zone data) for an address you provide, and can run automated forensic analysis on a photo URL you provide. It is for informational and research purposes only, as described in the Disclaimer.
Nothing produced by the Service is home inspection, engineering, appraisal, legal, insurance, or financial advice. You are responsible for obtaining appropriate professional advice before making any real estate decision.
You agree not to: (a) use the Service to violate any law, including fair housing law; (b) attempt to scrape, reverse engineer, or excessively automate requests against the Service in a way that degrades it for other users; (c) submit photo URLs you do not have the right to analyze; or (d) misrepresent the Service's output as a licensed inspection, appraisal, or legal determination to any third party.
The Service aggregates data from government sources and may link to or fetch content from third-party websites. We do not control and are not responsible for the accuracy, availability, or content of third-party sources.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR NON-INFRINGEMENT.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO EVENT WILL AR110 MANAGEMENT LLC BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, DATA, OR USE, ARISING FROM YOUR USE OF THE SERVICE OR ANY DECISION MADE IN RELIANCE ON IT, INCLUDING A DECISION TO PURCHASE OR NOT PURCHASE ANY PROPERTY. TO THE EXTENT ANY LIABILITY CANNOT BE EXCLUDED, IT IS LIMITED TO THE GREATER OF $50 OR THE AMOUNT YOU PAID TO USE THE SERVICE IN THE 3 MONTHS BEFORE THE CLAIM AROSE.
You agree to indemnify and hold harmless AR110 Management LLC from any claim arising out of your use of the Service, your violation of these Terms, or your violation of any right of a third party.
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute arising out of these Terms or the Service will be resolved through binding individual arbitration, and you waive any right to participate in a class action, to the fullest extent permitted by law.
We may update these Terms at any time. Continued use of the Service after a change constitutes acceptance of the updated Terms.
