ClosingProof aggregates public government records (building permits, code enforcement cases, FEMA flood zone data) and runs automated image analysis on listing photos. It is an informational research tool only. It is not a licensed home inspection, structural assessment, appraisal, survey, or legal opinion, and it does not replace hiring a licensed home inspector, contractor, or attorney before you buy a property. Always get a professional in-person inspection.
Permit and code enforcement data reflects only what the relevant county or city has published in its own systems. Work may have been done without a permit ever being filed; permits may exist for work that was never actually completed to code; records may lag real-world activity by weeks or months; and government data entry errors happen. We do not independently verify the accuracy of any government data source. Coverage is limited to the specific jurisdictions listed in the app at any given time — an address outside a connected jurisdiction will show no data, which is not the same as a clean record.
Flood zone information is pulled from FEMA's public flood hazard layer. It does not constitute an official flood determination for insurance, lending, or regulatory purposes. Speak to a licensed insurance agent or surveyor for anything that requires an official determination.
The error level analysis (ELA) and metadata tools highlight patterns that can be associated with digitally edited images. They are not conclusive proof that any photo was altered, and they can both miss real edits and flag innocent, unedited photos (ordinary photo edges, re-saving, and normal camera processing can all produce similar patterns). Treat any flagged result as a reason to look closer yourself, not as a finding of fraud.
